Anyone who calls Casa La Dogana a holiday home does it a disservice. This family home is Italy at its best. farmhouse is over 400 years old and was back in the days a customs post on the border of Tuscany and Umbria. InterestingBut nowadays, the house has been brought completely up to date with attention to every detail. Nestled among the rolling hills, in the heart of nature, you can truly experience a holiday here.

As you drive up the driveway, you see thick stone walls topped with rose-covered pergolas, hear the sounds of nature, and automatically slow down. Those who look beyond the obvious will see shady terraces, blooming gardens, and a sun-drenched swimming pool. The holiday has begun. The interior takes it a step further, for everything is designed just as the owners use it themselves—not as a rental property (you cannot rent the house via booking platforms), but as a place where you truly want to be. The result is a remarkable balance between authenticity and comfort, between history and the present. Delightful.

Location, location, location

The house is located in Umbria, the green heart of Italy, close to the border with Tuscany. This means you are right in the middle of nature, with views over a patchwork of fields and forests towards the medieval mountain village of Monte Santa Maria Tiberina. No mass tourism, no noise pollution, yet everything is within reach. Florence, Siena, Perugia, Assisi, Cortona, Orvieto, and the Chianti region are all less than a two-hour drive away. The nearest airport is Perugia, 45 minutes away. Driving from the Netherlands? Count on a little over a day's drive, but then you will truly be at a gem of a place.

The house has room for you and up to 11 guests, spread across 6 bedrooms and 5 bathrooms (some en-suite). Rentals are by the week, from Saturday to Saturday, with a weekly rate of €5.000. Bring the kids along, as the backyard is a large playground with a climbing frame, swing, and playhouse. Unfortunately, that playground is not accessible to dogs. So, the best way to make a reservation is directly through the owners.

The eye wants something too

The swimming pool (10 x 5 meters, saltwater filter, bye red eyes) lies in the sun, surrounded by a pergola, teak sunbeds, and a fridge with cold drinks. The garden blends seamlessly into the surrounding landscape. In spring, the roses, lavender, and rosemary are in full bloom, and if you are lucky, you might see deer or porcupines passing by. The veranda and outdoor kitchens invite you to long lunches and even longer dinners. Inside, you encounter authentic vaulted ceilings, fireplaces, and an interior that reveals history. And yet, it is all very comfortable. Oh, and did we mention there is a wood-fired jacuzzi? Unbelievable!

Umbria Experience

If you want more than just lounging by the pool, you've come to the right place. The region offers plenty: truffle hunting, wine tastings, mountain biking, hiking; there is even golf and horseback riding. There is also great food nearby! Plenty of it, in fact; you are in Italy, after all. For bread and pastries, you should go to Forno Menchetti, get cheese at Caseificio Busti, ice cream at Ghignoni, and Ristorante Oscari is the favorite restaurant.
